Abstract
PurposeThe purpose of this paper is to address the knowledge gap on the use of benchmarking techniques as utilized by facilities management (FM) professionals for the purpose of identifying means to improve industry benchmarking practices and guide the direction of future FM benchmarking research.Design/methodology/approachData were collected through surveying 585 FM practitioners representing various countries, organization sizes, types, industries. The data were summarized and analyzed through creating frequency tables, charts, and cross-tabulations. The survey results were compared to a previously published study on benchmarking use to identify the similarities and differences between benchmarking for FM functions vs core business functions.FindingsThe findings indicate that while FM-oriented benchmarking has been adopted at similar levels as other industries, FM-oriented benchmarking tends to be simplistic, lacks a strategic position in the company, often relies upon self-report survey data, is often performed by an individual with no formal benchmarking team and does not utilize process benchmarking or benchmarking networks. These findings emphasize the need for benchmarking education, advocacy for FM as a strategic business partner, the development of verified data sources and networks specifically for the unique greater facilities management field functions.Practical implicationsThese findings provide needed data on the state of FM practitioner use of benchmarking specifically for FM functions in North America. The results can be used as an assessment for the industry, to improve practitioner use and knowledge, and to identify further avenues for academic study.Originality/valueThe value of this study lies in filling in identified knowledge gaps on how FM practitioners are using benchmarking in practice. These data are absent from the research literature and offer the potential to help bridge the academic-practitioner divide to ensure that future research will focus on addressing practitioner needs for the industry.

Abstract
The life cycle of wind turbines depends on the operation and maintenance policies adopted. With the critical components of wind turbines being equipped with condition monitoring and Prognostics and Health Management (PHM) capabilities, it is feasible to significantly optimize operation and maintenance (O&M) by combining the (uncertain) information provided by PHM with the other factors influencing O&M activities, including the limited availability of maintenance crews, the variability of energy demand and corresponding production requests, and the long-time horizons of energy systems operation. In this work, we consider the operation and maintenance optimization of wind turbines in wind farms woth multiple crews. A new formulation of the problem as a sequential decision problem over a long-time horizon is proposed and solved by deep reinforcement learning based on proximal policy optimization. The proposed method is applied to a wind farm of 50 turbines, considering the availability of multiple maintenance crews. The optimal O&M policy found outperforms other state-of-the-art strategies, regardless of the number of available maintenance crews.

Abstract
PurposeThe authors employed the three different versions (Charnes–Cooper–Rhodes, Banker–Charnes–Cooper and slack-based measure of efficiency) of data envelopment analysis (DEA) to evaluate the comparative efficiency/inefficiency of aircraft maintenance performance during the previous 41 months in United States Air Force (USAF). As a complimentary tool, the authors also adopted Tobit regression analysis to identify factors affecting efficiencies and inefficiencies.Design/methodology/approachThis paper aims to measure the relative efficiency of maintenance performances for a type of USAF aircraft in an effort to enhance aviation safety and combat readiness.FindingsThrough this study, the authors have two noteworthy findings. These are (1) an increased number of “cannibalization” (extracting necessary parts from the existing aircraft) practices tended to reduce maintenance efficiency; (2) The number of mission-capable aircraft turned out to be the most important factor for maintenance performance efficiency.Originality/valueThis paper is one of the first studies on aircraft maintenance that considered popular but neglected cannibalization practices as a new variable for assessing the maintenance efficiency. In addition, this paper is one of the few studies that performed a post-ad hoc analysis as a follow-up to DEA analysis.

Abstract
Building maintenance is a fundamental practice in facility management, which supports the longevity of a building. Increasing costs of maintenance practices is a challenge for facility management professionals. Given that, building maintenance decisions often comprise complex and conflicting criteria. The primary purpose of this study is to develop and rank a set of criteria needed for constructing a multi-criteria decision-making model for use in building maintenance processes. This study also has an exploratory aspect and tries to establish the decision-making and condition assessment practices currently used in facility management. To do so, a literature review was conducted to reveal the significant criteria for building maintenance decision-making processes. Moreover, the results of a nationwide survey conducted with the members of two globally recognized facility management organizations were utilized. Identified criteria address a gap in facilities management research, i.e., the lack of comprehensive criteria in building maintenance decision-making, and can be used for the development of a multi-criteria decision-making model for use in building maintenance processes. Furthermore, the results of this study can help establish the current status of decision-making and condition assessment practices in facility management.

Abstract
Major shifts in the competitive environment encouraged a recent growth in the number of academic articles devoted to strategic aspects of asset management. Organizations start to recognize that a strategic approach to asset management becomes a source of sustainable competitive advantages and long-term survival in the turbulent environment. However, existing studies are largely case-specific in interpreting strategy and draw on various theoretical grounds and approaches. This leads to little theoretical and methodological consistency in understanding current findings and how to design future studies. The key goal of this paper is to systematically review the existing research through the analysis of over 700 articles devoted to asset management with a focus on strategic aspects. Our key contributions are positioning strategic asset management within the vast field of asset management research, describing the nature of strategic asset management research, and confirming that asset management strategies align with different levels of organizational strategy. We visualize the existing research field, and indicate gaps and underdeveloped areas of research. We also shortly outline future research directions based on our findings, thus encouraging a more coherent development of research on strategic asset management.

Abstract
PurposeThe purpose of this study is to ensure productive, robust and sustainable production systems and realise digitalised manufacturing trough implementation of Smart Maintenance – “an organizational design for managing maintenance of manufacturing plants in environments with pervasive digital technologies”. This paper aims to support industry practitioners in selecting performance indicators (PIs) to measure the effects of Smart Maintenance, and thus facilitate its implementation.Design/methodology/approachIntercoder reliability and negotiated agreement were used to analyse 170 maintenance PIs. The PIs were structurally categorised according to the anticipated effects of Smart Maintenance.FindingsCompanies need to revise their set of PIs when changing manufacturing and/or maintenance strategy (e.g. reshape the maintenance organisation towards Smart Maintenance). This paper suggests 13 categories of PIs to facilitate the selection of PIs for Smart Maintenance. The categories are based on 170 PIs, which were analysed according to the anticipated effects of Smart Maintenance.Practical implicationsThe 13 suggested categories bring clarity to the measuring potential of the PIs and their relation to the Smart Maintenance concept. Thereby, this paper serves as a guide for industry practitioners to select PIs for measuring the effects of Smart Maintenance.Originality/valueThis is the first study evaluating how maintenance PIs measure the anticipated effects of maintenance in digitalised manufacturing. The methods intercoder reliability and negotiated agreement were used to ensure the trustworthiness of the categorisation of PIs. Such methods are rare in maintenance research.

Abstract
Purpose
Facilities management plays a significant role in the housing industry to support human daily routine and enhancing the productivity of the activities in and around the residential. Nonetheless, facilities management has not been readily encouraged or adopted by the Government in Malaysia in any structured way. The maintenance approaches adopted are mostly corrective which resulting poor service delivery, poor user satisfaction and endless maintenance backlogs. Thus, this paper aims to review the implementation of preventive maintenance and importance of routine maintenance frequency for the building facilities and services in high-rise residential buildings.
Design/methodology/approach
An extensive literature review published in between 1987 to 2016 has been carried out on the implementation of preventive maintenance strategy specifically routine maintenance. The building facilities and services which are divided into essential and value-added were identified and tabulated systematically to further form a theoretical framework to demonstrate the association between routine maintenance of building facilities and services and maintenance outcome.
Findings
The findings of the study argued that the routine maintenance might affect the maintenance performance. Future research is proposed to investigate the optimal frequency of routine maintenance to enhance maintenance performance.
Originality/value
This study identified the importance of routine maintenance by providing the classification of facilities and services, which fundamentally support future research to improve the maintenance management of high-rise residential building.

Abstract
Purpose
The application of automated systems is rapidly increasing in different industries and organizations. In this regard, computerized maintenance management systems (CMMS) using information technology play an important role in the automating production systems. The purpose of this paper is to investigate the impacts of CMMSs and relevant supportive organizational factors on the effectiveness of total productive maintenance.
Design/methodology/approach
This study is classified as a quantitative survey-based research using structural equation modeling. The scope of the study includes manufacturing companies in Iran. A total of 125 questionnaires from 60 companies were collected from January to March 2014 to help validate the conceptual model and test the hypotheses.
Findings
The results support the concept CMMSs positively relates to relevant supportive organizational factors (resource allocation, decision-making structure, senior management support, employees’ involvement and effective instruction) on the effectiveness of total productive maintenance. The relevant supportive organizational factors can also be seen as the predictors of CMMSs.
Originality/value
This study integrates the CMMSs and relevant supportive organizational factors in a robust model to examine the effectiveness of total productive maintenance. This study also examines the impacts of CMMSs and relevant supportive organizational factors on total productive maintenance which seems to not be done previously.

Abstract
Purpose
Proper maintenance management ensures a long-term investment and provides a support function in business continuity to achieve organisational goal. However, inadequate involvement and participation of key stakeholders in maintenance management limit the continuous improvement of maintenance performance. Currently, there is a lack of studies about the influence of key stakeholders’ involvement in maintenance. Thus, the purpose of this paper is to deal with enhancement of maintenance management through the involvement of key stakeholders.
Design/methodology/approach
This research adopted a mixed method approach to determine the relationship between involvement of key stakeholders in maintenance management and maintenance effectiveness. The approach comprised of literature review, questionnaire survey and semi-structured interviews.
Findings
This research suggests a positive correlation between involvement of maintenance manager (MM), maintenance staff, organisation, user and maintenance service provider (SP) in improving the effectiveness of maintenance management. The logistic regression analysis indicated that the involvement of MM and SP are significant predictors of maintenance effectiveness. The research further identified that there was a lack of involvement of the user and SP in maintenance management.
Originality/value
The research demonstrated that all key stakeholders should value the important roles of their participation in maintenance management to ensure an optimum return on a long-term investment. To create the awareness for the involvement of key stakeholders in building maintenance, studies on the advantages of participating in building maintenance and the impacts of ignorant towards building maintenance can be beneficial to the industry.

Abstract
PurposeThis paper aims to address the often fragmented approach to performance issues to maximise services quality and returns. With the increased emphasis on corporate reforms, the research presents a model framework as logic to strategy viability and competitive advantage for better outsourcing services delivery and excellence. The global change requires models with logic and variability to practically see the reality and challenges of all times.Design/methodology/approachBased on comprehensive literature search on performance research, nine influence factors were deduced as models for performance measure. This model is used to evaluate the performance of outsourcing firms in Malaysia. Over 200 questionnaires were sent out to outsourcing services delivery firms in Malaysia by post or personal visits; 68 of them responded. The study applied multivariate analysis to ascertain strategy capability and perception about factors that influence performance in the firms.FindingsThe outsourcing strategy performance revealed by the principal component analysis has given the strategy capability of the firms to be above-average, however not in a state to guarantee achievement of sustaining quality and excellence in services delivery. Conversely, to remain at the edge requires strategy that is flexible, integrated and sustainable, which most firms do not have. The results have also shown that more than half of the sampled population opted for a high-performance delivery goal; however, this vision was not supported adequately by a viable strategy. This inflexibility in strategy by most firms gives rise to usurpation and sub-optimality, which failed to take the facilities management (FM) profession beyond the reactive maintenance culture of the past century.Research limitations/implicationsThis research paper is one of the few strategic models from Malaysia that holistically evaluates performance in outsourcing firms.Practical implicationsThe paper provides a model that can integrate and sustain the workplace which is a valuable insight to the FM and research world.Originality/valueThis study introduced a paradigm using influence factors (timeless practice) to ensure excellency in outsourcing services delivery. Today savvy customers are looking for reliability and quality services with cost certainty, which is partly the reason for the expanding interests on outsourcing. The workplaces require strategic reforms to foster better facilities performance and value.
