Abstract
Purpose
To achieve efficient operation and maintenance (O&M) management, this study seeks to identify critical success factors (CSFs) affecting service delivery factors of O&M services at stratified residential buildings. The purpose of this study is to yield measurable data for developing an effective O&M framework to enhancing its performance. In future research, this study will further investigate the relationship between the CSF and service performance factors.
Design/methodology/approach
This study adopts a combination of qualitative and quantitative techniques that yields conclusive study findings while improving the research’s validity and dependability. Two series of instruments were conducted in an effort to refine the efficient O&M framework variables. Instruments used in addressing the research gap were a questionnaire survey and focus group discussion (FGD). Analysis of data was completed via the Statistical Package for the Social Sciences (SPSS) programme for quantitative data and thematic analysis for qualitative data.
Findings
This study concludes that the CSFs directly affect the performance of O&M. Questionnaire survey and FGD findings have refined the CSF into three main categories, namely, building characteristics, O&M management and community participation. FGD experts further suggested that service performance factors can be measured against SERVQUAL service qualities such as reliability, tangible, responsiveness, assurance and empathy.
Research limitations/implications
Future research may consider the inclusion of financial elements in the O&M service delivery.
Originality/value
This study presents a fresh insight into the CSFs that construct an efficient O&M framework through rigorous steps of data collection and analysis. This study proposes impactful guidance for policymakers, practitioners and residents on the significance of all parties’ involvement to support the management of residential buildings, where the current practice of O&M constantly faces complex issues. This study derives novice strategies that should correspond to the growing issues and challenges in managing residential buildings. The deeper insight into the role of O&M represents a direction for the future development of facilities management progress and stratified residential building sectors.

Abstract
PurposeKey success factors (KSFs) of total productive maintenance (TPM) have historically played a vital role in attaining economic and ecological sustainability but have overlooked social sustainability. Hence, this study analyses and ranks the most significant TPM KSFs for attaining social sustainability in manufacturing small and medium enterprises (SMEs).Design/methodology/approachThe research employs a deductive methodology to identify the relevant TPM KSFs and social sustainability indicators and then uses Fuzzy Technique for Order of Preference by Similarity to Ideal Solution (TOPSIS) to rank the TPM KSFs in order to achieve social sustainability, followed by a sensitivity analysis to assess the methodological robustness.FindingsThe findings indicate that the top five TPM KSFs influencing social sustainability are employee health and safety, organizational culture, top management commitment, employee engagement and effective communication and effective workplace management. In addition, the results indicate that effective equipment utilization is the least significant TPM key factor affecting social sustainability.Research limitations/implicationsSME manufacturing managers do not need to worry about all of the TPM KSFs if they only concentrate on the ones that will have the most impact. If managers use the top 5 TPM KSFs as a starting point, they may create customized TPM training programs for their companies. As a result, this will facilitate the efforts of their personnel toward social sustainability.Originality/valueIn the existing literature, little emphasis has been paid to social sustainability and how SMEs may implement these practices. This research adds to the current theory of TPM and social sustainability and sheds light on how SMEs might use TPM to advance toward more socially sustainable operations.

Abstract
PurposeThis paper deals with concept of total productive maintenance (TPM) and its implementation approach. It also presents the identification of critical factors for effective implementation of TPM. The reliability analysis identified potential areas where more concentration is required. The application of hypothesis testing in productivity maintenance should be promoted by parametric test and significantly instrumental in explanation of phenomena. It is also indispensable to better understand quality data and provide guidance to production control.Design/methodology/approachThe various critical success factors of TPM implementation has organised into set of eight performance measure and thirty three sub-factors for getting the in-depth details of each indicator. The paper identifies the reliability of these factors and understands the problem with greater clarity and its ramification. Researcher collected responses from forty one manufacturing organisations through structured designed questionnaire. The reliability analysis was carriedout by calculating the value of Cronbach's alpha method. To draw the meaningful conclusions supported by relevant empirical data, provisional formulation is required, and it was carried by hypothesis testing. In this test, samples are taken from a population with known distribution (normal distribution), and a test of population parameters is executed. It determines the relevancy of facts directs the researcher's efforts into productive channels. The statements were hypothetically tested by calculating the arithmetic value of Chi-Square (χ2) and MINITAB-19 software was used for identification of p-value.FindingsThis study identified that main factors and sub-factors of TPM which are critical for implementation of TPM. The study also avoids the complexities involved in implementing TPM by reliability analysis. It is found that all identified CSFs are reliable as Cronbach's alpha is above 0.6. The hypothesis testing shows that all alternative hypothesis statements are acceptable as Chi-Square (χ2) value has satisfied the conditions and null hypothesis are true as calculated p-value is less than the 0.05 for eight identified TPM critical factor.Originality/valueIn this paper researcher provides a comprehensive typology of TPM-CSFs, and its ranking and importance in manufacturing sector. The preparedness of such study related to TPM implementation is becoming a major sourcing base for the world and there is a paucity of such studies. Such studies are equally important in a global context.

Abstract
PurposeThere are limited studies addressing how choosing a maintenance strategy can contribute towards maximising outputs from given inputs, thereby minimising costs and improving a company’s competitiveness. The analytic hierarchy constant sum method (AHCSM) is used to access the appropriateness of maintenance strategies for improving the overall efficiency of a structural steel fabrication construction company.Design/methodology/approachA semi-structured interview was formulated with the stakeholders of the quality department to understand the company’s maintenance portfolio and its current functional capability. The information from this case study was then dissected to represent the factors that the company deemed appropriate for evaluating their maintenance strategy. The AHCSM approach provided a framework, which ranked the importance of factors that are sensitive to the construction industry and rank the suitability of maintenance strategies.FindingsFactors affecting the selection of maintenance strategies to improve business efficiency are productivity, quality, reliability, cost, safety and work environment, morale, inventory and flexibility. Total productive maintenance strategy produces the most desirable outcome; however, the predictive or condition-based maintenance strategy provides an optimum solution for the case study company while considering the equipment usage, frequency of production and the current economic climate.Originality/valueThe approach presented allows practitioners to consider ways to increase the level of production and improve the efficiency of construction businesses without a high increase in investment. The findings can inform gaps in existing maintenance approaches in achieving business objectives.

Abstract
Purpose
The purpose of this paper is to address the gap between definition and practical aspects of production efficiency in mass customization (MC). The paper summarizes all major issues impacting efficiency in MC. Also, the paper reviews metrics, relationship between various parameters and provides a best practices benchmark toolkit to achieve higher machine efficiencies.
Design/methodology/approach
The paper identified and categorized multiple challenges impacting machine efficiency in MC through a literature review spanning over three decades, and also ranked the identified issue-based parameters. Top issues were found varying across different types of industries identified through the review. Metrics pertaining to efficiency and degree of MC are reviewed in the paper. A chronological review of issues is presented, and a chain diagram is built in the paper. Toolkit of best practices created with solution strategies and tools are summarized through the review.
Findings
The paper found that MC reasonably impacts machine efficiency which needs to be addressed. Major issues through literature review-based ranking are uncovered, and worldwide research trend and comparison are presented. Active research in this area is observed to be at its peak since 2010. The extensive use of strategies and benchmark toolkit for improving efficiency are summarized.
Research limitations/implications
Ranking of issues has been done through a literature review; hence, there can be skewness depending on the frequency of issues researched by various authors in various areas of industries.
Practical implications
This paper is useful for manufacturing managers and companies willing to increase the size of their product portfolio and choices within their available resources without compromising machine efficiencies and, thereby, the cost. The identified issues help in providing a comprehensive issue list to the academia.
Originality/value
This paper describes what is believed to be the first study that explicitly examines the issues faced in achieving machine efficiency while manufacturing in an MC environment.

Abstract
Purpose
The application of automated systems is rapidly increasing in different industries and organizations. In this regard, computerized maintenance management systems (CMMS) using information technology play an important role in the automating production systems. The purpose of this paper is to investigate the impacts of CMMSs and relevant supportive organizational factors on the effectiveness of total productive maintenance.
Design/methodology/approach
This study is classified as a quantitative survey-based research using structural equation modeling. The scope of the study includes manufacturing companies in Iran. A total of 125 questionnaires from 60 companies were collected from January to March 2014 to help validate the conceptual model and test the hypotheses.
Findings
The results support the concept CMMSs positively relates to relevant supportive organizational factors (resource allocation, decision-making structure, senior management support, employees’ involvement and effective instruction) on the effectiveness of total productive maintenance. The relevant supportive organizational factors can also be seen as the predictors of CMMSs.
Originality/value
This study integrates the CMMSs and relevant supportive organizational factors in a robust model to examine the effectiveness of total productive maintenance. This study also examines the impacts of CMMSs and relevant supportive organizational factors on total productive maintenance which seems to not be done previously.

Abstract
The present research proposes a structural equation model to integrate four latent variables: managerial commitment, preventive maintenance, total productive maintenance, and productivity benefits. In addition, these variables are related through six research hypotheses that are validated using collected data from 368 surveys administered in the Mexican manufacturing industry. Consequently, the model is evaluated using partial least squares. The results show that managerial commitment is critical to achieve productivity benefits, while preventive maintenance is indispensable to total preventive maintenance. These results may encourage company managers to focus on managerial commitment and implement preventive maintenance programs to guarantee the success of total productive maintenance.
