Abstract
Purpose
Journal of Corporate Real Estate (JCRE) is an international journal of repute. JCRE is an interdisciplinary journal focusing on corporate real estate management and caters to the needs of real estate owners and end-users. The journal's scope includes private and public sector corporate real estate owned and used by businesses to run their operations. This paper aims to analyze the journal's impact using bibliometric analysis from 1998 to 2017 on 380 publications.
Design/methodology/approach
The network analysis is performed using VOSviewer software and Biblioshiny R studio. The mapping presents citation structures, coauthorship patterns, bibliographic coupling and other network analyses.
Findings
The results show that the journal is growing in terms of citations and impact. The findings document various mapping criteria and their summaries. Seven major clusters are identified to delineate the underlying themes of publications in JCRE.
Originality/value
To the best of the authors’ knowledge, this paper offers the original and first bibliometric analysis of the journal’s impact over the first two decades. The findings are relevant for researchers and real estate stakeholders.

Abstract
Green buildings have been actively spreading as a solution for sustainability issues of the construction industry in at least the last two decades. As green building practices unfold in developing countries, the need of identifying factors that both hinder and drive its spread rises. Multiple studies reveal a general inconsistency among results in different parts of the world, caused by each country’s environmental, economic, and social conditions. Taking into account the experience of developing international green buildings and the current state of green building development in Kazakhstan, this study aims to spread the understanding of the factors that hinder and have the potential to drive the development of green buildings in Kazakhstan. A questionnaire survey was carried out among 38 industry experts in Kazakhstan to accomplish study objectives. Multiple data analysis methods were used to identify correlations among groups of experts and rank the factors. The results revealed a lack of skill/experience, a lack of government support, and the high cost of sustainable materials and products as the most crucial barriers. Water and energy efficiency, improved health of occupants, comfort, and satisfaction were identified as the most influential drivers. By expanding knowledge on factors affecting the implementation of green buildings, the study uncovered common trends in the responses of professionals, providing valuable information for field professionals and suggesting future research recommendations.

Abstract
In recent years, research findings and pronouncements by international organisations have recognised the usefulness and timeliness of advancing public policies to promote sustainable building. However, in many parts of the world, governmental measures have limited their scope mainly to energy efficiency in housing use. In the same vein, some experiences in different countries have revealed the need to study further governmental or stimulation drivers that can boost sustainability in building, renovation, and dwellings. This paper aims to contribute to the design of public policies that promote sustainable building. Our paper seeks to identify specific drivers that can help governments boost sustainability in building, renovation, and dwellings through a multi-stakeholder survey. Our findings show the specific drivers to be of three types: fiscal, financial, and government interventions. It is the respondents’ opinion that public policies can help promote sustainable housing. Financial drivers are the most highly rated, followed by fiscal drivers and then government interventions.

Abstract
PurposeThis paper addresses the current lack of solar photovoltaic (PV) adoption by Australian apartment dwellers by proposing a conceptual model that identifies and integrates the factors influencing owners' attitudes towards PV adoption.Design/methodology/approachThe conceptual model, which this paper terms the apartment-based solar adoption (ASA) model, is developed by applying motivation–opportunity–ability (MOA) theory to relevant findings in property development, green energy and strata governance literature.FindingsThe ASA model demonstrates the process by which an apartment-owning consumer may progress from considering solar PV adoption to recommending the action to their strata property's Owners' Committee (OC). It incorporates three motivational drivers (pragmatic considerations, perceived values and perceived social norms), three conditional mediators (location accessibility, resource availability and decision-making conditions) and three requirements from the consumer (actual and perceived knowledge, the ability to participate in decision-making and social connections and status).Research limitations/implicationsThis article contributes originality to research on two counts. Firstly, it provides a conceptual framework of specific relevance to issues concerning solar PV adoption, and secondly, it offers a systematic means for research into strata governance decision-making. Further research is required to develop the means with which to utilise the model prescriptively and measure longitudinal effects, such as ongoing trends in apartment owners' motivations. Further research is also recommended into how the ASA model may be utilised to identify generalisable consumer typologies among apartment owners.Practical implicationsThe ASA model may assist building maintenance providers in developing and marketing solar PV services tailored to apartment residents' requirements and enhance strata managers' ability to inform and guide apartment owners. In turn, property developers would be able to review apartment-based solar projects, measure their increased value and decreased energy costs and incorporate this information when planning future developments.Social implicationsThe ASA model may provide a template for apartment owners and owners' corporations considering solar PV for their property. Public policymakers could also refer to the model to incentivise apartment-based solar PV adoption, whether through designing local information campaigns, developing financial incentives or mitigating identified regulatory barriers. By facilitating solar PV adoption in Australian apartment housing, the model may ensure sustainable post-carbon energy consumption for Australia's housing stock and act as an example for high-density housing development internationally.Originality/valueThe ASA model addresses the many drivers and barriers known to affect solar PV adoption by apartment owners, presenting a framework on which to arrange these factors and outline their causal relationships. This framework may inform strata properties' future solar PV adoption initiatives by incorporating their specific physical characteristics, stakeholder dynamics and institutional structure. It also consolidates and provides generalisability to the concepts established in current literature.

Abstract
This paper aims to identify the major research concepts studied in the literature of sustainability in construction projects. Two bibliometric analysis tools—(a) BibExcel and (b) Gephi, were used to analyze the bibliometrics indices of papers and visualize their interrelations as a network, respectively. Therefore, a research focus parallelship network (RFPN) analysis and keyword co-occurrence network (KCON) analysis were performed to uncover the primary research themes. The RFPN analysis clustered the studies into three major categories of evaluating sustainability, project management for sustainability, and drivers of sustainable construction. The KCON analysis revealed that while each paper had a different focus, the underlying concept of all clusters was sustainability, construction, and project management. We found that while ‘sustainability’ was the leading keyword in the first cluster, i.e., evaluating sustainability, it was the second top keyword with the eigenvector centrality of over 0.94 in the other two clusters. We also found that the concept of sustainability should be included in construction projects from the early stages of design and feasibility studies and must be monitored throughout the project life. This review showed that previous researchers used a variety of statistical and mathematical techniques such as structural equation modelling and fuzzy decision-making methods to study sustainability in construction projects. Using an integrated approach to identifying the research gaps in this area, this paper provides researchers with insights on how to frame new research to study sustainability in construction projects.

Abstract
This study seeks to better understand the determinants of green building technology (GBT) adoption intention of construction developers in developing countries. In order to address these objectives, this study integrates the Diffusion of Innovation theory, the theory of Resource-based View, and the Resource Dependence Theory to analyze and construct the theoretical model of developers’ intentions to adopt GBTs from three perspectives, namely, technological, organizational, and environmental. The model was tested using survey data collected from 142 experienced managers in Vietnam. Data analysis was performed by SEM using the partial least squares (PLS) approach. The findings show that perceived GBT advantages, perceived GBT disadvantages, top management leadership, government support, project partners’ green building readiness, and social demand of green buildings are the significant factors that affect GBT adoption intention by developers. However, organizational GBT resource and GBT market readiness have no significant effect on developers’ GBT adoption intention. Theoretical and practical implications and limitations of the research are discussed, and suggestions for future research are also proposed.

A Review of the Impact of Green Building Certification on the Cash Flows and Values of Commercial Properties. SUSTAINABILITY 2020. Abstract
This study aims to review empirical research concerning the impact of green certificates on property cash flows and values, particularly from professional property investors’ perspective. The study uses discounted cash flows (DCF), a widely used property valuation method in income-generating properties, as a methodological framework. In this study, over 70 peer-reviewed studies were identified, categorized, and analyzed in the DCF framework. The reviewed studies indicated that certificates might increase the rental income and decrease the operating expenses, vacancy, and risks of a property. Together with the brand value of certificates, these enhancements should lead to an increase in property value. The number of studies has grown rapidly during the 2010s. Lately, studies have developed from asset-level to portfolio-level examinations. Although the reviewed studies found certification to be beneficial, the range of reported benefits was wide, and over half of the studies concentrated on U.S. commercial real estate markets, with a strong focus on LEED and ENERGY STAR certificates. From a property valuation perspective, applying these results to other markets and certificates might be challenging. Property values that fully reflect the environmental performance of properties would be a key to motivate mainstream investors to adopt sustainable property features.

Abstract
Purpose
The development of sustainable facilities management (FM) practices requires active and integrated engagement of the FM organization. Building on a three-year research project (2015-2018) within Nordic Built that aims to strengthen FM competencies in the Scandinavian countries, this paper aims to list and document the challenges and barriers of implementing sustainability as identified by the Scandinavian FM practitioners who took part in this research.
Design/methodology/approach
The paper builds on the understanding gained from using an interpretive sociological approach and uses qualitative mixed methods to collect data from four workshops, group sessions and expert group discussions with a mix of representatives including owners, property managers, facilities managers, consultants, teachers and academics. Four case studies were completed of refurbishment projects implementing sustainable solutions; these encompassed in-depth interviews with the stakeholders, site visits, observations of meetings and gathering project documentation. The data were complemented by a systematic literature review on a selection of topics focusing on articles referring directly to FM, the sustainability of FM, ends-user and stakeholder involvement, energy performance and sustainability. The challenges and barriers identified in practice were compared to those found in the literature.
Findings
The concept of sustainability, and its different dimensions and implications, seems to be well understood now by the practitioners who participated in this study, who claimed they were able to provide the required solutions. What seems to be lacking, though, is the possibility of convincing the end-users, who are expected to operate and maintain the facilities, to act according to the standards that these solutions require. It appears to be easier to focus on the technical aspects than on the end-users’ behaviors. The practitioners reported a shortage of social competencies and tools to deal with the situation, and despite an increasing awareness of smart technology, they lacked solutions to engage the end-users in optimizing the facilities. Besides, not all FM companies were well equipped to face the challenges imposed by the sustainable agenda; the small and medium enterprises in particular seemed to be struggling to implement the different dimensions of sustainability.
Research limitations/implications
The limitation of this research rests in the chosen research approach as it focuses on the FM practitioners. The contribution of the end-users’ perspective is not strongly represented or systematically explored, but is identified as a new topic that needs to be investigated further to provide further insight. This study focuses on refurbishment and/or retrofit of existing buildings and the operation of facilities. The authors do not embrace the design phase or the construction phase of new buildings.
Practical implications
The paper underlines the need for frameworks and concrete tools to help FM practitioners to integrate the social and cultural aspects of sustainability. It identifies end-users, both in housing and in offices, as creating a bottleneck to the implementation of sustainable FM. To gain insight into this bottleneck, the authors suggest implementing a sociologically inspired method using an integrative approach. Highlighting such issues will mean that future research will be able to define further solutions for managing and maintaining existing and future built assets and fulfilling sustainability requirements by engaging end-users. This study also emphasizes the need to introduce these topics as part of the curriculum for FM education.
Originality/value
This paper provides an update on the level of the development of sustainable FM in the three Scandinavian countries. This is highly relevant for Scandinavian practitioners, but the authors consider this relevant for international practitioners, researchers, academics and teachers and developers as well. Practitioners and researchers are invited to join in these efforts to explore how to find practical frameworks, tools, policies and instruments and new services that will improve sustainable FM practices.

Abstract
Purpose
The purpose of this paper is two-fold. Primarily, it examines the relationship between sustainable buildings and occupiers, by summarising the key extant literature. Secondarily, the paper proposes avenues for future research relating to the impact of sustainability on corporate real estate strategy.
Design/methodology/approach
The paper reviews over 90 relevant publications related to sustainability, real estate market responses and corporate real estate, focussing on the role and response of occupiers. The approach concentrates on occupier strategies, specifically considering influences such as corporate social responsibility (CSR), landlord–tenant relationships, the changing occupier role and the “circle of blame”.
Findings
In recent years, literature has increasingly begun to reflect nuances in occupier responses to sustainable, prime, office real estate, with some conflicting findings as to the importance of sustainability. Location remains the dominant consideration in decision-making for occupiers, but sustainability is key to CSR and “value-add” in certain sectors. More effective use of sustainable buildings requires improved communication between landlord and tenant. The authors’ review demonstrates that challenges still remain in relation to the “circle of blame”. More research needs to be done in relation to the emergence of sustainability in the non-prime and retail sectors.
Originality/value
Through collating key literature in this topical research area, the paper provides a critical review of occupier responses to sustainable real estate, and, therefore, a fuller understanding of emerging market practices. Additionally, it suggests future research directions.
