Abstract
Cuba's maternity homes were founded in 1962 as part of the gen-eral movement to extend health services to the whole population in the context of the post-1959 social transformations. The over-arching goal of the homes was to improve the health of pregnant women, mothers and newborns. Hence, in the beginning when there were few hospitals in Cuba's rural areas, their initial pur-pose was to increase institutional births by providing pregnant women a homelike environment closer to hospitals. There, they lived during the final weeks before delivery, where they received medical care, room and board free of charge. Over time, and with expanded access to community and hospital health facilities across Cuba, the numbers, activities, modalities and criteria for admission also changed. In particular, in addition to geographi-cal considerations, expectant mothers with defined risk factors were prioritized. For example, during the 1990s economic crisis, the maternity homes' role in healthy nutrition became paramount. The purpose of this essay is to provide a historical perspective of this process, describe the changes and results during the 55 years examined, and take a critical look at the challenges to suc-cessful implementation of this model, a mainstay at the primary healthcare level of the public health system's Maternal-Child Health Program. Abstract
Post-marital residence patterns are an important aspect of human social organization. However, identifying such patterns in prehistoric societies is challenging since they leave almost no direct traces in archaeological records. Cross-cultural researchers have attempted to identify correlates of post-marital residence through the statistical analysis of ethnographic data. Several studies have demonstrated that, in agricultural societies, large dwellings (over ca. 65 m2) are associated with matrilocality (spouse resides with or near the wife’s family), whereas smaller dwellings are associated with patrilocality (spouse resides with or near the husband’s family). In the present study, we tested the association between post-marital residence and dwelling size (average house floor area) using phylogenetic comparative methods and a global sample of 86 pre-industrial societies, 22 of which were matrilocal. Our analysis included the presence of agriculture, sedentism, and durability of house construction material as additional explanatory variables. The results confirm a strong association between matrilocality and dwelling size, although very large dwellings (over ca. 200 m2) were found to be associated with all types of post-marital residence. The best model combined dwelling size, post-marital residence pattern, and sedentism, the latter being the single best predictor of house size. The effect of agriculture on dwelling size becomes insignificant once the fixity of settlement is taken into account. Our results indicate that post-marital residence and house size evolve in a correlated fashion, namely that matrilocality is a predictable response to an increase in dwelling size. As such, we suggest that reliable inferences about the social organization of prehistoric societies can be made from archaeological records.

Abstract
This paper shows that local differences in house orientation in settlements from the Early Neolithic in Central Europe reflect a regular chronological trajectory based on Bayesian calibration of 14C-series. This can be used to extrapolate the dating of large-scale settlement plans derived from, among other methods, geophysical surveys. In the southwest Slovakian settlement of Vráble, we observed a progressive counter-clockwise rotation in house orientation from roughly 32° to 4° over a 300 year period. A survey of published and dated village plans from other LBK regions confirms that this counter-clockwise rotation per settlement is a wider Central European trend. We explain this observation as an unintentional, unconscious but systematic leftward deviation in the house builders' cardinal orientation, which has been termed "pseudoneglect" in studies of human perception. This means that whenever houses were intended to be oriented towards a specific direction and be parallel to each other, there was an error in perception causing slight counter-clockwise rotation. This observation is used as a basis to reconstruct dynamics of Early Neolithic settlement in the Slovakian Žitava valley, showing a rapid colonization, followed by increased agglomeration into large villages consisting of strongly autonomous farmsteads.

Abstract
We compared housing and the eating habits of Roma. Contemporary findings (2013) were compared with those from the first monothematic work on Roma (1775), which depicts their housing and eating habits, especially regarding the differences between social classes. Data were obtained from a journal (1775) and from semi-structured interviews (2013) with more than 70 Roma women and men who live in segregated and excluded settlements at the edges of villages or scattered among the majority. Data were collected in two villages and one district town in the Tatra region, where the data from the 1775 measurements originated. We used classical sociological theory to interpret the obtained data. The main findings showed differences between specific social classes then and now regarding housing, as well as the eating habits related to both conditions among the Roma in the Tatra region. The houses of rich Roma families did not differ from the houses of the majority population. The huts of the poorest inhabitants of settlements did not meet any hygiene standards. Typical Roma foods such as gója or marikľa were the traditional foods of Slovak peasants living in poverty in the country. We concluded that the housing and eating habits of the citizens of poor settlements located in the eastern parts of Slovakia are still similar to those of two centuries ago. The existing social exclusion may be explained partly from this finding.

Abstract
A long held view about the occupation of southern proto-Jê pit house villages of the southern Brazilian highlands is that these sites represent cycles of long-term abandonment and reoccupation. However, this assumption is based on an insufficient number of radiocarbon dates for individual pit houses. To address this problem, we conducted a programme of comprehensive AMS radiocarbon dating and Bayesian modelling at the deeply stratified oversized pit House 1, Baggio I site (Cal. A.D. 1395-1650), Campo Belo do Sul, Santa Catarina state, Brazil. The stratigraphy of House 1 revealed an unparalleled sequence of twelve well preserved floors evidencing a major change in occupation dynamics including five completely burnt collapsed roofs. The results of the radiocarbon dating allowed us to understand for the first time the occupation dynamics of an oversized pit house in the southern Brazilian highlands. The Bayesian model demonstrates that House 1 was occupied for over two centuries with no evidence of major periods of abandonment, calling into question previous models of long-term abandonment. In addition, the House 1 sequence allowed us to tie transformations in ceramic style and lithic technology to an absolute chronology. Finally, we can provide new evidence that the emergence of oversized domestic structures is a relatively recent phenomenon among the southern proto-Jê. As monumental pit houses start to be built, small pit houses continue to be inhabited, evidencing emerging disparities in domestic architecture after AD 1000. Our research shows the importance of programmes of intensive dating of individual structures to understand occupation dynamics and site permanence, and challenges long held assumptions that the southern Brazilian highlands were home to marginal cultures in the context of lowland South America.

Abstract
Residential buildings are a key driver of energy consumption and also impact transportation and land-use. Energy consumption in the residential sector accounts for one-fifth of total U.S. energy consumption and energy-related CO2 emissions, with floor space a major driver of building energy demands. In this work a consistent, vintage-disaggregated, annual long-term series of U.S. housing stock and residential floor space for 1891–2010 is presented. An attempt was made to minimize the effects of the incompleteness and inconsistencies present in the national housing survey data. Over the 1891–2010 period, floor space increased almost tenfold, from approximately 24,700 to 235,150 million square feet, corresponding to a doubling of floor space per capita from approximately 400 to 800 square feet. While population increased five times over the period, a 50% decrease in household size contributed towards a tenfold increase in the number of housing units and floor space, while average floor space per unit remains surprisingly constant, as a result of housing retirement dynamics. In the last 30 years, however, these trends appear to be changing, as household size shows signs of leveling off, or even increasing again, while average floor space per unit has been increasing. GDP and total floor space show a remarkably constant growth trend over the period and total residential sector primary energy consumption and floor space show a similar growth trend over the last 60 years, decoupling only within the last decade.

Abstract
During 13 winter weeks, an experimental archeology project was undertaken in two Danish reconstructed Viking Age houses with indoor open fireplaces. Volunteers inhabited the houses under living conditions similar to those of the Viking Age, including cooking and heating by wood fire. Carbon monoxide (CO) and particulate matter (PM2.5 ) were measured at varying distances to the fireplace. Near the fireplaces CO (mean) was 16 ppm. PM2.5 (mean) was 3.40 mg/m(3) , however, measured in one house only. The CO:PM mass ratio was found to increase from 6.4 to 22 when increasing the distance to the fire. Two persons carried CO sensors. Average personal exposure was 6.9 ppm, and from this, a personal PM2.5 exposure of 0.41 mg/m(3) was estimated. The levels found here were higher than reported from modern studies conducted in dwellings using biomass for cooking and heating. While this may be due to the Viking house design, the volunteer's lack of training in attending a fire maybe also played a role. Even so, when comparing to today's issues arising from the use of open fires, it must be assumed that also during the Viking Age, the exposure to woodsmoke was a contributing factor to health problems.

Abstract
Housing conditions affect occupants continuously, and health interventions have shown a positive association between housing investment or improvement and occupant's health. However, the sources of the housing problems were less understood. Since it was observed that lead dust and chloroanisoles released from housing (materials) as indoor pollutants affected child's health, we now aimed to examine the relationships among built year, environmental chemicals and individual health in adults in a national and population-based setting. Data were retrieved from the US National Health and Nutrition Examination Survey, 2009-2010, including demographics, housing characteristics, self-reported health status, biomarkers and blood and urinary chemical concentrations. Adults aged 20 and above were included for statistical analysis (n = 5,793). Analysis involved chi-square test, t test, and survey-weighted general linear regression and logistic regression modelling. People who resided in older housing built before 1990 tended to report chronic bronchitis, liver problems, stroke, heart failure, diabetes, asthma and emphysema. Higher values in HDL cholesterol, blood lead and blood cadmium and having positive responses of hepatitis A, B, C and E antibodies among occupants were also observed. Furthermore, higher environmental chemical concentrations related to old housing including urinary cadmium, cobalt, platinum, mercury, 2,5-dichlorophenol and 2,4-dichlorophenol concentrations and mono-cyclohexyl phthalate and mono-isobutyl phthalate metabolites were shown in occupants as well. Older housing (≥30 years) seemed to contribute to the amount of environmental chemicals that affected human health. Regular monitoring, upgrading and renovation of housing to remove environmental chemicals and policy to support people in deprived situations against environmental injustice would be needed.

Abstract
In the years surrounding World War II, solar house heating was seen by many American architects, journal editors, and policymakers as a necessary component of the expansion into suburbia. As the technological and financial aspects of home ownership came to take on broad social implications, design strategies of architectural modernism--including the expansive use of glass, the open plan and façade, and the flexible roof line--were seen as a means to construct suburbs that were responsive to anticipated concerns over materials allocations, over energy-resource scarcity, and over the economic challenges to postwar growth. As this article demonstrates, experiments in passive solar house design were a prominent means for envisioning the suburbs as an opportunity for new kinds of building and new ways of living. The article documents these developments and places them in the context of related efforts to think about the future.

Abstract
In this study, I develop a theory of landscape archaeology that incorporates the concept of “animism” as a cognitive approach. Current trends in anthropology are placing greater emphasis on indigenous perspectives, and in recent decades animism has seen a resurgence in anthropological theory. As a means of relating in (not to) one's world, animism is a mode of thought that has direct bearing on landscape archaeology. Yet, Americanist archaeologists have been slow to incorporate this concept as a component of landscape theory. I consider animism and Nurit Bird-David's (1999) theory of “relatedness” and how such perspectives might be expressed archaeologically in Mesoamerica. I examine the distribution of marine shells and cave formations that appear incorporated as architectural elements on ancient Maya circular shrine architecture. More than just “symbols” of sacred geography, I suggest these materials represent living entities that animate shrines through their ongoing relationships with human and other-than-human agents in the world.

Abstract
A case study of three early modern Dutch cities (Alkmaar, Delft, and Amsterdam) using geographical information systems and confronting earlier historical, sociological, and geographical models finds clear patterns of segregation below the level of the city block, thus necessitating block-face mapping. The remarkable continuity in patterns of residential segregation is best explained by the workings of the real-estate market, allowing the well-to-do and middle classes to realize their preferences. Abstract
This paper, which is based on the detailed analysis of the post-war archives of the French Christian union Confédération Française des Travailleurs Chrétiens (CFTC), which became the Confédération Française Démocratique du Travail (CFDT) in 1964, highlights the difficulties, both from a practical and ideological point of view, for a militant organisation to embrace the cause of immigrant workers and to give them a voice. The CFDT had to ‘construct’ immigrant workers as a group they could represent, which means as a group that relates to French workers, despite possible xenophobia. A key moment was the denunciation of their housing conditions that make immigrant workers not competitors in the job market but victims of injustice. The union had to reinvent its engagement frames in order to include the specific problems faced by the immigrant workforce. The study shows that the urban dimension was essential in this process as Paris slums made visible an important plight of migrants and provided the opportunity to change public opinion.

Abstract
This article examines whether housing tenure and regional differences in housing affordability have an impact on labour mobility. This relationship is important for understanding the sources of structural unemployment and impediments to economic growth. Using two sample surveys from the Czech Republic, this research reveals that at the individual level housing tenure is the most powerful factor determining willingness to change residence for employment reasons. A time-series regression analysis reveals that the impact of housing affordability on observed interregional migration patterns is relatively weak and that this effect is concentrated among the highly educated seeking employment in the capital, Prague. These results demonstrate that housing tenure has a significant impact on labour migration plans in case of unemployment and that the dynamic impact of regional differences in housing affordability on labour mobility is concentrated within the most highly skilled segment of the labour force.

Abstract
Housing nationalization as a solution to urban inequalities has a long history in European social thought. This article describes housing nationalization in a state-socialist context. Using a political economy perspective and relying on recently released archival material about housing in 1950s Romania, I argue that nationalization may be regarded as a special type of urban process. Nationalization raised the occupancy rate and intensified the usage of existing housing, desegregated centrally located neighborhoods, turned some residential space into office space for state institutions, facilitated the degradation of the existing housing stock and gradually produced a socialist gentry. Aside from similarities with other state-socialist nationalizations from the same period, Romanian nationalization resembled the housing policies of other statist regimes. The data also suggest that, even in the context of revolutionary change, the state is a sum of multiple, often diverging projects, rather than a coherent actor.

Abstract
In many land-scarce Asian cities, planning agencies have sought to reduce space for the dead to release land for the living, encouraging conversion from burial to cremation over several decades. This has caused secular principles privileging efficient land use to conflict with symbolic values invested in burial spaces. Over time, not only has cremation become more accepted, even columbaria have become overcrowded, and new forms of burials (sea and woodland burials) have emerged. As burial methods change, so too do commemorative rituals, including new on-line and mobile phone rituals. This paper traces the ways in which physical spaces for the dead in several east Asian cities have diminished and changed over time, the growth of virtual space for them, the accompanying discourses that influence these dynamics and the new rituals that emerge concomitantly with the contraction of land space.

Abstract
Effective and efficient planning and development of residential environments require clarifying the nature of residential preferences. In reality, residential preferences are heterogeneous, so the standard econometric models that assume only one type of preference are not optimal. In this study, conjoint choice experiment methods are employed with a mixed logit approach. The findings reveal significant heterogeneity with regard to some residential attributes. The determinants of preference heterogeneity were also investigated by conducting regression analyses on the attributes that were valued heterogeneously. Overall, the relationships observed between the explanatory variables and the heterogeneity in the valuations were understandable. However, coefficient of determination values for each model were low, indicating that the bulk of preference heterogeneity results from unobservable factors.

Abstract
Since the 1980s, the issue of social mix has become a public policy category in France. Enshrined in legislation, yet remaining controversial, it represents a major premise on which housing policies have been reconfigured. The concept of social mix is essentially based on who lives where, but it is also evoked in the context of urban renewal schemes for social housing estates, as well as in relation to new-build developments. A study of the bases of social mix policies conducted in Paris since 2001 in the context of the embourgeoisement of the capital shows the fundamental role of social housing stock. The City Council has become involved in policy decisions about both the location and the allocation of social housing. Particular attention has been paid to the middle classes in the name of the principle of ‘balancing the population’. In order to measure the effects of the policy, this article relies on an analysis of two City of Paris schemes that have the stated intent of creating social mix. One of these schemes consists of redeveloping a working-class neighbourhood, Goutte d'Or, while the other involves the new acquisition of social housing in various more affluent neighbourhoods in the capital. This comparative study of the population shows that, whether in a neighbourhood poised for gentrification or in a more affluent neighbourhood, this policy has major effects on forms of local social cohesion, setting in motion individual trajectories and reshaping social and/or ethnic identities.

Abstract
This paper investigates the relationship between neighborhood cohesion and organization and class in Hong Kong. It draws on a survey of 1200 face-to-face interviews in an up-market private housing estate on Hong Kong Island, a large, neither rich nor poor public housing estate in the New Territories and a mixed-use, low-income inner-city neighborhood in Kowloon. Four indexes measure interneighborhood and intraneighborhood differences—namely, attraction to neighborhood, neighboring and psychological sense of community adapted from the Buckner scale of social cohesion, and social organization developed by the author. There are significant differences between the neighborhoods. However, these differences are not duplicated between occupation-defined class within the neighborhoods, although there are some differences based on self-defined social class. The likely explanation lies in the character of the three neighborhoods, government policy, effect of private housing management and the low level of spatial differentiation by income across the city.

Abstract
There are some 60,000 vacant properties in the city of Philadelphia, 30,000 of which are abandoned row houses. In the neighbourhood of Kensington, street-level entrepreneurs have reconfigured hundreds of former working-class row homes to produce the Philadelphia recovery house movement: an extra-legal poverty survival strategy for addicts and alcoholics located in the city's poorest and most heavily blighted zones. The purpose of this paper is to explore, ethnographically, the ways in which informal poverty survival mechanisms articulate with the restructuring of the contemporary welfare state and the broader political economy of Philadelphia. It is argued that recovery house networks accommodate an interrelated set of political rationalities animated not only by retrenchment and the churning of welfare bodies, but also by the agency of informal operators and the politics of self-help. Working as an alternative and partially vestigial boundary institution or buffer zone to formal regimes of governance, the recovery house movement reflects the ‘other story’ of the new urban politics in Philadelphia.

Abstract
In the global South, policies providing property titles to low-income households are increasingly implemented as a solution to poverty. Integrating poor households into the capitalist economy using state-subsidized homeownership is intended to provide poor people with an asset that can be used in a productive manner. In this article the South African "housing subsidy system" is assessed using quantitative and qualitative data from in-depth research in a state-subsidized housing settlement in the city of Cape Town. The findings show that while state-subsidized property ownership provides long-term shelter and tenure security to low-income households, houses have mixed value as a financial asset. Although state-subsidized houses in South Africa are a financially tradable asset, transaction values are too low for low-income vendors to reach the next rung on the housing ladder, the township market. Furthermore, low-income homeowners are reticent to use their (typically primary) asset as collateral security for credit, and thus property ownership is not providing the financial returns that titling theories assume.

Abstract
The race and ethnicity of neighbours are thought to be critical in shaping household mobility underlying residential segregation. However, studies on this topic have used data at the census-tract level of analysis rather than at the proximate-neighbour level. Using a non-publicly available version of the neighbour-cluster sample within the American Housing Survey, this study incorporates data on the race, ethnicity and socioeconomic characteristics of the proximate neighbours of White, Black and Latino households and examines their impact on household residential satisfaction, out- and in-mobility. Results indicate that proximate-neighbour race and ethnicity matter in influencing endpoints of the mobility process and do not necessarily parallel those at the census-tract level. Implications of these findings are discussed as they relate to the study of residential segregation.

Abstract
Across the nation, nonprofit organizations located in poor and declining neighborhoods are promoting homeownership in the hopes that their efforts will stave off decline and contribute to neighborhood stability. A common homeownership strategy among nonprofits is to acquire boarded-up or deteriorated homes at a low price, rehabilitate them, and then sell them at an affordable price. As these programs continue, nonprofit organizations want to show quantitatively that neighborhood revitalization works—that the funds devoted to an area stabilize neighborhoods or, even more, that they initiate a surge of continued upward progress. But, unlike their larger counterparts, smaller community development organizations are usually at a disadvantage in undertaking such an evaluation. This study will help illustrate what might be done. It focuses on the case of St. Joseph's Carpenter Society (SJCS) in Camden, New Jersey and assesses the quantitative impact that SJCS has on its target neighborhoods. A three-tiered approach is adopted that ranges from a target and comparison area analysis, to regression analysis of SJCS's impact on local housing prices, and finally to an examination of the relative market performance of SJCS's houses. All told, the analysis suggests that SJCS's rehabilitation and homeownership education activities appear to have a positive influence on the neighborhoods in its target area.

Abstract
Slum clearance and rebuilding first became a serious political project in Toronto during the 1930s. Following the release of a systematic housing survey known as the Bruce Report (1934), a set of actors distinguished by their planning authority with respect to social agencies, influence over social work education, coordination of social research, and role as spokespersons of religious bodies inaugurated a political struggle over state power. While the campaign failed, it called forth a reaction from established authorities and reconfigured the local political field as it related to low-income housing. This article gives an account of these processes by drawing upon correspondence and minutes of meetings of city officials and the campaign’s organizers, newspaper clippings, and published materials.

Abstract
The relationship between "neighbourhood" and "community" is contentious: while neighbourhoods are spatially based, communities are more amorphous institutions that are connected to local places through far-flung transnational networks. Dominican corner-store owners (bodegueros) in Philadelphia, USA, understand their role in their local neighbourhood community as a form of "temporary permanence" because their economic development model involves building networks between the US and the Dominican Republic. The mobility practices of grocers and interviews with community leaders in Philadelphia are used to make two propositions about constructions of place-based "neighbourhood communities" in the US: the mobility of the grocers highlights the spatial entrapment experienced by other urban residents and thus their embrace of place-based communities; and, in the mobility of the grocers and conversations with some neighbourhood leaders, we see actualised a more fluid and expansive understanding of the concept of a "neighbourhood community" which is embedded in transnational networks.

This essay on Shenzhen, China, presents three vignettes addressing the question of home in a city of migrants. The first section explores the ubiquitous narratives of success forming the city's foundational myth. The second follows this myth into the world of a Shenzhen filmmaker and his characters, as they navigate the tension between the idea of home and the urge to start anew, resulting in the suspended possibility of the title. The last section looks at young architects who hope to preserve the city's heterotopic sites of migrants and original villagers through architectural innovations. The cases show how an economy of desire supplements the political economy of this export-driven city. The city appears as an urban desiring machine that produces itself as an object of desire for the migrants of all classes who flock to its factories, "urban villages", white-collar jobs, luxury villas and underground economy. The essay is an encounter with the mythology of success and failure, the intertwining of home as an end and home as the beginning, and with the manipulation of space that allows residents to control their own subjectivity.

Abstract
The history of planning and social housing in post-war Britain has been dominated by the role of the state, local government, professionals (planners, architects, civil servants) and developers. This is hardly surprising, given that the partnerships created around these groups dominated the slum clearance and building process. The tenants have been absent from the 'history' because they were missing from the process. However, in the 1960s and 1970s the concept of participation began to emerge. It grew from broader social and cultural changes brought about through the emergence of welfare, consumerism and an ever greater awareness of 'rights'. The idea of participation was to increase participatory democracy by involving people in the planning process, by recognizing their rights to be involved in decisions which impacted on their lives. The state promoted the idea through legislation, but in practice the concept proved difficult to implement. Local authorities saw participation, at best, as a means of smoothing the planning process through the dissemination of ideas, thus limiting any scope for meaningful participation schemes. This article will look at the tension between the ideal and practice. It will also consider the reaction of many tenants who, frustrated at the attitude and policies forced on them by local government, became galvanized into action, creating tenant groups that would give their communities a voice.

Abstract
Physical activity protects against heart disease, diabetes, high blood pressure, obesity, and cancer. Fewer than 40% of African American women obtain recommended amounts of physical activity. Healthy Campus 2010 identifies physical activity as a top priority for improving the health of college students. However, during college, women tend to reduce their levels of physical activity. This study examines the relationship between campus housing and physical activity behaviors in a sample of African American female college students (N = 138). Participants who lived on campus were significantly more likely to meet the recommended amounts of both moderate and vigorous physical activity than students who lived off campus (44% vs. 19%). The results demonstrate the importance of campus fitness resources in explaining the role that the built environment can play in increased physical activity among this population. Recommendations for the use of the campus's built environment and fitness resources are provided.

Abstract
In 1929, Walter Gropius developed the "High-Rise Steel Frame Apartment Building" that was based on theories about the emergence of a New Man put forward by sociologist Franz Müller-Lyer. In his lecture at the Congrès International d’Architecture Moderne conference in 1929, Gropius appropriated Müller-Lyer's sociology in order to promote and prompt the re-development of high-rise tenements and master households. Gropius’ 1931 contribution to the Deutsche Bauausstellung in Berlin incorporated a full-scale community lounge and a recreation area with sporting equipment, as well as a model and plans for a "High-Rise Steel Frame Apartment Building" that were designed in accordance with Müller-Lyer's theories. While it shows Müller-Lyer's influence, the boxing equipment found in the recreation area reflects the importance that sport, and boxing in particular, had gained after 1900. Boxing was perceived as a sport that would not only further fitness but also raise the spirits and help the inhabitant to succeed in the modern urban environment. By providing boxing equipment, Müller-Lyer's vision, which envisaged master households as furthering a community of peaceful individuals living in a condition of mutual trust, is weakened. In 1923, the sociologist Helmuth Plessner had regarded utopian visions of ideal communities as antithesis to actual events in the Weimar Republic. The embracing of theories that promised an evolutionary and linear development towards peaceful communities can be regarded as a counterreaction to a present that was perceived as an imperfect and temporary condition. Furthermore, Gropius’ appropriation of Müller-Lyer's sociology not only helped to distinguish his position from Marxist and socialist theories but also illustrated the contemporary tendency to accept utopian ideas while simultaneously doubting the practicality of some.

Many local governments are adopting inclusionary zoning (IZ) as a means of producing affordable housing without direct public subsidies. In this paper, panel data on IZ in the San Francisco metropolitan area and suburban Boston are used to analyse how much affordable housing the programmes produce and how IZ affects the prices and production of market-rate housing. The amount of affordable housing produced under IZ has been modest and depends primarily on how long IZ has been in place. Results from suburban Boston suggest that IZ has contributed to increased housing prices and lower rates of production during periods of regional house price appreciation. In the San Francisco area, IZ also appears to increase housing prices in times of regional price appreciation, but to decrease prices during cooler regional markets. There is no evidence of a statistically significant effect of IZ on new housing development in the Bay Area.

Abstract
In the San Francisco Bay Area, where residential rent is among the highest in the United States, an analysis of data from several sources demonstrates that high rent cannot be accounted for by higher quality, higher operating costs, or higher construction costs. At least one-third of the total rent paid is land rent. Despite increases in real incomes, very-low-income tenants in the Bay Area today have less income remaining after payment of rent than tenants did in 1960. High land rent is a long-term feature of the Bay Area rental market that results mostly from its geography, the density of its urban centers, and a strong economy, rather than from regulatory barriers to new multifamily construction. Deregulation is not a sufficient response to the effects of land rent on low-income tenants. Government should subsidize non-profit housing organizations, particularly land trusts that remove residential land from the market. Taxes on land rent would be a particularly appropriate funding source.

This article examines West German images of old age and the elderly in a period when this increasingly became a topical issue. Between the 1970s and the 1990s, the elderly were the subject of socio-critical reports in leading political magazines like Der Spiegel, Die Zeit and Stern. In these specific journalistic formats, the media entered unfamiliar places like old people's homes, the elderly's private apartments or tea dances for senior citizens. By analysing the language used in such media reports, this article shows continuity and change in attitudes towards the elderly, explores the impact of the new old-age model 'the young at heart', and the relevance of gender and generational ascriptions. In doing so, this article uncovers the recent historical context of current social debates about old age.

Abstract
Contemporary planners see mixing residential, retail and other compatible uses as an essential planning principle. This paper explores the challenges that planners, developers and municipal councillors encounter in trying to implement retail uses as part of the mix in suburban areas in three Canadian cities. The study finds that planners employ evolutionary theories of urban development to naturalise their normative visions of walkable and sociable communities. By contrast, developers point to consumer behaviour to explain why planners' ideas on mix do not work. In a society where people shop at big-box outlets, making the local café or pub commercially viable proves increasingly challenging.

Abstract
There is growing international interest in the impact of regulatory controls on the supply of housing. Most research focuses on the supply impacts of prescribed limits on land use but housing supply may also be affected by the process of planning monitoring and approval but this is hard to measure in detail. The UK has a particularly restrictive planning regime and a detailed and uncertain process of development control linked to it, but does offer the opportunity of detailed site-based investigation of planning delay. This paper presents the findings of empirical research on the time taken to gain planning permission for selected recent major housing projects in southern England. The scale of delay found was far greater than is indicated by average official data measuring the extent to which local authorities meet planning delay targets. Hedonic modelling indicated that there is considerable variation in the time it takes local authorities to process planning applications. Housing association developments are processed more quickly than those of large developers and small sites appear to be particularly time-intensive. These results suggest that delays in development control may be a significant contributory factor to the low responsiveness of UK housing supply to upturns in market activity.

The agency began as a grassroots community effort to respond to the growing problem of homelessness and its relationship with its external community continues to play an important role in its financing, growth, and development. Over its 20-year history, Shelter Network has overcome multiple challenges related to leadership, finance, and community support and has grown from a grassroots agency into an organization with a budget of $7 million.

Abstract
Although Soviet-era urban-growth controls produced relatively sustainable metropolitan development patterns, low-density suburban sprawl has accelerated markedly in modern Russia. Distinctive features of Moscow's development history are its greenbelt, which dates from 1935 and is becoming increasingly fragmented, proliferation of satellite cities at the urban fringe, conversion of seasonal dachas into full-time residences, the very exclusive Rublevo Uspenskoe Highway development, and today's crippling traffic congestion. The recent economic crisis has slowed development and actually increased the supply of “economy-class” single-family homes, for which there is much pent-up desire but insufficient credit availability to meet the demand. A renewed commitment to sustainability's triple bottom line—environmental quality, equity, and economic prosperity—will require greater government transparency and fairness, stronger planning controls, and an expanded public transportation system.

Abstract
The 1930s witnessed an intense struggle between gas and electricity suppliers for the working class market, where the incumbent utility—gas—was also a reasonably efficient (and cheaper) General Purpose Technology for most domestic uses. Local monopolies for each supplier boosted substitution effects between fuel types—as alternative fuels constituted the only local competition. Using newly-rediscovered returns from a major national household expenditure survey, we employ geographically-determined instrumental variables, more commonly used in the industrial organization literature, to show that gas provided a significant competitor, tempering electricity prices, while electricity demand was also responsive to marketing initiatives.

Abstract
World War Two and its aftermath transformed Chicago's African American community. The Great Migration entered a second and more intense phase as black migrants flooded into Northern cities. This massive relocation of Southern blacks resulted in the expansion and reformulation of Chicago's ghettoes on both the West and South Sides of the city. The question of a response to this Second Ghetto from African Americans themselves presents itself. White politicians, cultural elites and businessmen still controlled the city and could impose their will on its neighborhoods simply redrawing ghetto boundaries to reflect the new realities of the postwar era. The strange case of Joe Smith and Sin Corner sheds some light on black agency in the 1950s. The African American middle class had resources it commanded to try and protect itself from racial injustice. These resources, however, were based on class privileges not enjoyed by most in the African American community.

Abstract
In 1983, just before his death, as the last official act of Pal Juhasz, the president of the Hungarian Psychiatric Association, placed a plaque to commemorate Sandor Ferenczi, the Hungarian psychiatrist and psychotherapist. In 2011 the Sándor Ferenczi Society, initiating an international collaboration, bought Sándor Ferenczi's original consulting office in his own villa, to establish a workplace, archive, and research centre there. The consulting office has been a significant station in the life work of the mature Ferenczi; his clinical and scientific work there had a significant influence on his colleagues and the development of modern psychoanalysis. We follow the vicissitudes of the purchase of the villa, the existential circumstances of the first psychoanalysts in their various historical phases, Ferenczi's invitations abroad, their impact on his relationships to Freud and colleagues. We follow Ferenczi's popularity in the International Psychoanalytic Association, in the light of his presidential candidacy, and the role of the villa in the fulfillment of Ferenczi's life work.
